The Standard on Bond: Designing a Mixed-Use Building for Small-Town America

Bel Air, in the heart of Harford County, Maryland, is known for its small-town charm. Yet, it faces a growing challenge with its younger professionals moving away to bigger cities, leaving behind an aging demographic. Thanks to local visionaries like Wayne Goddard and Jason Watts, change is on the horizon. They are part of a wave of progress reshaping Bel Air, and their mixed-use building, The Standard on Bond, is central to that transformation.

The community initially expressed reservations about a large multi-story building in their quaint town, fearing it would disrupt the area’s character. Our job was to design a modern structure that would blend with Bel Air’s historic aesthetic rather than a monument to contemporary design.

Exterior Design: A Nod to Bel Air’s Charm

The Standard on Bond’s exterior balances the old and new. It features a classic brick façade and sleek black metal accents reminiscent of the town’s architectural past tied in with light-colored painted elements, canopies, and divided-light windows for a refreshed look. The five-story structure complements the surrounding brick-clad buildings, fitting comfortably within Bel Air’s existing streetscape while revitalizing the area.

Interior Design: Traditional Meets Contemporary Comfort

Inside, our clients wanted to maintain a traditional feel while making things fresh and relevant. To achieve this, we incorporated features like painted wood paneling, board and batten detailing, and wood-look tile floors. Patterned inset carpets and a muted color palette of warm neutrals and soft blues reinforce the cozy, welcoming atmosphere. Brass accents in lighting fixtures and hardware add sophistication to complete the look.

A Community-Oriented Mixed-Use Building

The Standard on Bond is more than just a building; it’s a statement about the future of small-town living. A prime example of a “work, live, play” environment, the property is designed with penthouse office spaces, three floors of upscale apartment units for modern accommodations, and space for restaurants and retail on the ground floor, encouraging foot traffic and creating a social hub.

This project exemplifies how thoughtful design can help places like Bel Air embrace change without sacrificing their identity. The Standard on Bond will give younger residents a reason to stay and contribute to the area’s future by providing updated living options in a building that stays true to the town’s character but adds a renewed vibrancy benefiting the entire community.
